There is more than one service you can provide to a tenant. As a property manager you collect rent as your primary source of income. But now there are many other services you can provide. It also really depends on how many properties you have. For example, if you own a building then you can have storage space in the building to offer for a fee. Not all units come with laundry appliances so you can put several machines in the basement or other strategic locations for a fee for tenant usage. You can also offer some other concierge services. How about vending machines. All of these together can be offered as a prepaid monthly package or annually for a discount.
Be creative and think about what you can offer a tenant. Maybe parking or storage space. If you own other businesses or can offer other services send fliers inside the rental envelope. For instance I know a real estate broker who owned a car wash. He also ran a tax preparation business. So he offered his services to his real estate clients. Maybe you can find a wholesaler for goods that could be used in a home and sell it at retail to the tenants. Such as area rugs, drapery, energy saving light bulbs. How about offering maid services.
I should be quiet now as many of these solutions are probably part of some ones $25 book.
